Very comfortably sleeping 12, across 6 large bedrooms with ample living spaces including sitting room, library, panelled dining room and snug, this country retreat is set within landscaped grounds of 1.5 acres including play area, hot tub and dining terrace.
Nestled in a quintessential Devon village, you’ll find the community run Five Bells Inn, village-run swimming pool and the cricket club just a few minutes’ stroll from the Manor’s front door. With the village church just across the lane and a host of Devon attractions nearby.
The Manor’s living spaces flow throughout the ground floor. Get everyone together in the large sitting room with log burner, cosy sofas and beautiful views into the garden from the dual aspect windows. Relax in the snug with Smart TV and cinema system and with everything you need to keep your group entertained; be that board games, a great book or some toys for our youngest guests. This also opens out through French doors onto the large terrace. The country house library offers a place to find some peace if you need to work at the desk or make calls, but equally creates a cosy area to snuggle down in, in-front of the log burner and watch your favourite box set on the Samsung Frame TV. The striking original wood panelled dining room offers a dramatic space for entertaining and creating a memorable space for celebrations. The full-length bay window looks out onto the front lawn. The well-equipped dine-in kitchen sits in the heart of the house with AGA and country style dining table and chairs. Windows overlook the garden and terrace.
The bedrooms are all on the first floor and are spacious, sumptuous and all have front or rear garden views. Each bedroom is decorated in its own style and most have a sink area. The Master bedroom has a super-king bed with custom headboard, antique furnishings and en-suite shower room.
5 of the bedrooms are a king or super-king size and then there is a twin room (which can also be prepared as a super-king). There are also three bathrooms across the first floor and a downstairs cloakroom on the ground floor.
Throughout the house is fast fibre Wi-Fi and in the main living areas you’ll find Bluetooth speakers.
Outside, explore the 1.5 acres of fenced gardens with the custom-built play treehouse and rope swing, small covered pond, campfire area, meadow, beautiful planted borders and paved terrace.
In addition, you’ll find the hot tub, seating barn, gas BBQ and pizza oven. Dining takes place on a large wooden table with benches on the terrace, and you’ll also find the bar with tractor stools set up outside the kitchen window.
Driveway with accessible parking for 4 cars (much more space if continuous access not required) and ample additional parking 50m along the lane (free).
When you’re ready to stretch your legs you can visit the village outdoor swimming pool (May to September), Five Bells Inn (delicious food & drink options including beer garden with countryside views), cricket club with bar and sports pitch - all within a 10-minute walk of the house. Clyst Hydon is a real gem of a village situated in the heart of the Devon countryside.
There are several local pubs within striking distance too - The Merry Harriers in Westcott, The Blacksmith’s Arms in Plymtree (accessible from walking across the fields), The Thirsty Farmer in Whimple and The Jack in the Green in Cranbrook. The delights of the historic city of Exeter are only a 25 minute drive away with a host of dining and shopping options from well-known chains to local noteworthy independents.

If you are looking to explore the area then there is a huge number of options for days out, places to visit and things to do. Whether you are looking to keep the kids and teenagers entertained or are looking for a long walk and tearoom for the adults in the group. The South Coast and a variety of beaches are within a 30-minute drive; you’ll be spoilt for choice with fossil hunting, pebbles or sandy beaches as well as estuaries and canals to explore. The North Coast is an hour away for great surfing, sand dunes, endless long beaches and Exmoor adventures. There are fantastic walking and road cycling routes from the Manor doorstep as well as family friendly estuary cycling trails and mountain bike trails, both approximately half an hour away. We are lucky to have award winning farm shops with cafes, play areas and animals in the local area, with the most local being just over ten minutes by car at Fordmore. Dartmoor is nearby with the famous HayTor being 50 minutes by car, not to mention all of the other tourist attractions around this area. Wildwood at Escot and Killerton House National Trust are ten minutes by car. Then the Donkey Sanctuary, Diggerland, Bridwell Park, World of Country Life and Crealy Adventure Park are all approximately half an hour away and very easily accessible.
Although a car is essential for a stay at the house, not all the group need to arrive this way and there are mainline train stations at Tiverton Parkway (19 mins away) and Exeter St David's (35 minutes away). In addition, there are two local train stations which are both approximately 5 miles away and roughly a 12 minute journey by car.
By car, we are easily accessible from the M5 (junction 28) and from the A30.
We are pet friendly if you’d like to bring your furry dog friend - this will be an additional charge of £50 and we please ask that your dog is up to date with tick/flea preventative medicines. Dogs are not allowed upstairs or on the furniture; thank you for your kindness in cooperation. Do ask if you have more than one dog and we will do our best to accommodate your needs.
Please note, the hot tub is an optional extra and is charged at £250 for the duration of your stay.
